What is a proxy & power of attorney?

A power of attorney allows you (the grantor) to authorize someone else (the proxy) to perform specific legal acts on your behalf, such as attending a property inspection. This can include signing documents and managing certain affairs during the inspection.

How to Appoint a Proxy:

  • Confirmation of Inspection Date: Ensure the date for the end inspection is set.
  • Designating a Proxy: Fill out an online form with the proxy’s details (name, phone, and email).
  • Signing the Power of Attorney: Digitally sign a legal document granting the proxy authority.
  • Proxy Confirmation: The proxy will receive an email confirming their appointment along with a copy of the signed document.
  • Tenant Receives Documentation: As the tenant, you will receive the signed document via email.

Role of the Proxy at the Inspection:

  • Punctuality: The proxy must arrive on time for the inspection.
  • Identification: Upon arrival, the proxy must identify themselves as your appointed representative.
  • Acting on Your Behalf: The proxy is authorized to make statements and sign necessary documents during the inspection.

Key Points:

  • Administrative Fee: There is a one-time-handling-fee of €25 excl. VAT administrative fee for processing the power of attorney. This fee is per event, per document.
  • No Substitution: The power granted to the proxy cannot be transferred to another person.
  • Irrevocability: Once signed, the power of attorney cannot be withdrawn.
  • Specificity: The authority is valid only for the specified inspection on the designated date and time. If the appointment changes, the authority must be reconfirmed with signing a new Power of Attorney.
  • Custom Documents: You may provide your own drafted power of attorney if preferred.
